The Need for Logistics and E-commerce Consolidation Drives the Warehousing Market to a 5-Year High
JAKARTA, Agung Intiland News— Demand for modern warehouses in the Jabodetabek region increased sharply throughout 2023–2024, forcing industrial estate developers to accelerate construction and launch new products. Strengthening the logistics, e-commerce, and FMCG distribution sectors is the main driver of growth.
The Ministry of Industry recorded an 18% increase in supply chain activity over the past two years, with the demand for modern standard storage space growing by more than 12% per year. This condition is pushing warehouse occupancy rates in the West Jabodetabek corridor toward their highest point since 2019.
"The demand for modern warehouses today is no longer just about building size, but about integrated concepts and operational efficiency," said R. Dwi Mahendra, Deputy Director of Industrial Area Development at the Ministry of Industry. "Business owners need space that allows them to consolidate office and operational activities within a single zone."
The train began to drive fierce competition among industrial estate developers. One of them is Agung Intiland, which is accelerating the development of the Laksana Business Park project in North Tangerang thru its latest warehousing product line, Luxima. This project offers modern warehousing units with offices within the same building, as well as regional infrastructure designed for intensive distribution flows.
According to Anindya Prakoso, an industry analyst from Cassa Research, the integrated warehouse model will dominate the market for the next two or three years. "Logistics companies and medium-sized distributors are now looking for efficient operational locations, not just extra buildings. Facilities like Luxima in Laksana Business Park have a competitive edge because they meet that need," he said.
Anindya also added that high demand is driving some developers to accelerate construction. "The market is moving fast. In the near future, industrial areas that don't adapt their concepts are likely to fall behind," he emphasized.
Analysts believe that strengthening the national logistics sector and sustainable e-commerce expansion will maintain the stability of demand for modern warehouses until 2026. With this momentum, the industrial area in Jabodetabek is expected to remain the most resilient property sector amidst global economic dynamics.
