The latest industry report notes that the occupancy rate of modern warehouse facilities has reached 94%, driven by the growth of the logistics sector, e-commerce movement, and global manufacturing relocation. This high demand makes industrial areas around Jakarta increasingly strategic for national distribution.

This condition is in line with the growth of the national transportation and warehouse sector, reaching 8.52% in the second quarter of 2025. With limited supply of modern warehouses, many companies are now looking for warehouse areas that offer distribution efficiency, quick access, and ready-to-use facilities.

Industrial property analyst, Rudi Hartanto, revealed that the need for modern facilities is sharply increasing. “Companies want warehouses that are not just storage spaces, but part of the logistics strategy. Proximity to toll roads, 24-hour security, and digital infrastructure support are determining factors,” he explained.

On the other hand, the global trend of “China+1 Strategy” is also driving investors to seek industrial areas in the western corridor of Jakarta. This area is considered the most efficient for distribution due to its proximity to Tanjung Priok Port and Soekarno-Hatta Airport. This has led to an increase in demand for rental warehouses in Tangerang, including areas in North Tangerang.

Logistics economist, Sinta Maharani, assessed that the western industrial areas of Jakarta are entering a significant growth phase. “North Tangerang is now becoming an emerging industrial hub. Its location is ideal for businesses looking to accelerate distribution to West Jakarta and its surroundings,” she said.
